Coworking L.I.C.

3415 37th Avenue, #26

Overview

I originally made this site to help me find a roommate. I've now reworked it to help me found a coworking in my apartment. I think this will be an excellent small start, and could lead to more coworking in my area. Long Island City has a lot of space for development, and old warehouses are getting turned into new office buildings in my neighborhood all the time.

The apartment is on the fourth floor of an old apartment building with lots of families living in it. It has a very homey feel, with hardwood floors, and lots of walls and doors that most modern apartmentsd leave out. The walls are thick, so there's not much noise from the neighbors, though the big windows do let in some noise from the street.

The neighborhood is pretty peaceful and very safe. A few blocks to the north is the main part of Astoria. There are a lot of cheap and good restaurants, and some decent bars and clubs. There are plenty of amenities a short walk away, and the cost of goods and services is cheaper in general than in Manhattan.

You have two options for subways. The 36th street GRV is half a block away, and the 36th avenue NW is about four blocks away. It takes me 25 minutes to get to NYU, and Midtown is less than 10 minutes away.

The rent next year will be about $1300.00 a month, so about $650 for the coworking space. The current lease expires on August 31, 2007, so that's the current target date to have the office up and running, though the space might be free as early as August 1. The coworking will need to put down a deposit of $635. Utilities aren't included. The ConEd bill is usually around $70 total (higher I'm sure when running an office), and I currently use Time Warner Cable for internet ($45). We have a high speed hookup and a wireless router.

The room labeled "Your Room" in the map has been renamed "Corner Office" throughout the site. My initial feeling is that this would be the office area, while the living room would act more as a lounge/event space/ presentation room. The available space for the coworking (not including my room) is 575 sq. ft. I'm not personally attached to any of the furniture, with the possible exception of the table that my roommate and I built from scratch. I'd love to completely redesign the space with coworking in mind.
